All bookings accepted by hill farm are subject to these terms and conditions.
By renting the cottage guests agree to keep the property and its contents in the same condition found at the beginning of the rental period. Guests are responsible for keeping the cottage secure when not there, by ensuring all doors and windows are locked. If you have been using the open fire, guests are responsible for placing a fire guard into position. Strictly no smoking is permitted in the cottage.
Pets are permitted in the cottage with prior permission of the owner.
- They must not be left unattended at any time.
- They must not be allowed in any of the bedrooms or on any of the furniture.
- They must be under strict control at all times, and the guests must clear up any fowling of gardens without delay.
A 30% deposit is required to reserve hill farm. When we receive your deposit, we will send you a receipt and let you know the date to send the remaining monies. (1 month before arrival.) If your booking is less than 2 months away full payment will be required when you book. We reserve the right to cancel the booking if payment is not received in full one month before arrival.
£100.00 refundable security deposit is required and will be refunded within one week of departure if these terms and conditions are met by the hirer.
Guests are required to look after the property and leave it clean and tidy. A charge will be made if this is not the case. The hirer is responsible for any damages or breakages. Please let us know if there are any damages or breakages as we do not always charge for small accidents if we know about them prior to your leaving.
Compensation will not be payable if we are forced to cancel or in any way change your booking, due to fire, weather conditions, or other circumstances beyond our control.
We recommend that you take out holiday insurance. If you need to cancel your booking one month or less before the let, and we cannot re-let the cottage you will be required to pay the full rental price. If we can re-let the cottage we will gladly refund you in full.
If the hirer has cause for complaint the matter should be raised with the owner straight away and hopefully problems can be recified. We can accept no liability for complaints made after the rental period.
Grass cutting gardening, widow cleaning and maintenance work may from time to time be carried out. The owner will try to do this with as little disruption to the hirer as possible.
Arrival time is strictly after 4:30 pm. And departure is required by 10 am.

The owner does not accept liability for loss, or damage to you, or your belongings while staying at the cottage.
Guests are to be reminded that hill farm is an old property and old cottages can be prone to uneven floors.
This property has steep stairs and extra care must be taken especially if you have children in the party.
The stairs at this property are open tread and extra care must be taken.
The cot at this property is a travel cot.
The garden at this property has ponds. Children must be supervised.
